So great news for me today.. and its work related.. which doesn't happen.. EVER.. anymore.. So found out today that work is catering for the bluegrass festival coming up.. that i always go to.. so i jumped on that opportunity right away.. free pass.. get paid to feed people and listen to music.. and be blitzed out of my mind the whole time.. it'll be grand!

so ive been thinking ... how much work would you be willing to put into a house? found a small property for $40K, it needs electric run to it, and likely all new wiring. it needs plumbing, but water/ sewer has been brought up to it already. it has lath walls (based on pictures) and theres a good chance it has lead paint, since its so old, but the shell seems good. if we bought it i would probably take down the lath, reinforce the studs (which i guarantee are not up to modern codes) run electric and new insulation and put up beadboard. just brainstorming. i really think i could do everything but the skilled jobs myself. hubby seems to want to wait to find the 'right' place, and i have a feeling thats not going to be in our price range, but for $40K, this would offer a place to start. i know it would be a lot of work, but fixed up it would be a decent rental once we find the 'right' place in the future.
im just so sick of renting this crappy apartment with crappy neighbors. spending more than $800 a month and not moving forward, id rather put that money towards a real home. ugh, such a pain, and its so hard to judge what is possible/probable to accomplish if we get something that needs a lot of fixing.
