sometimes i watch campus pd on mtv.....its hilarious how these college kids get drunk and think they are lawyers

 

RF: a few years ago I was saving up to buy a house and ended up moving in with a girlfriend, so I took all that money that I had saved up and bought a condo, with the idea of renting it out and maybe making some money off of it down the road. WORSE. IDEA. EVER. I've had new tenants since may, and all I've been doing with my time is dealing with their shit. They ended up separating after a month, but she still lives there, and dumbass changed the locks today. She calls me crying because all of her stuff and her kids stuff is in there and he is not answering his phone or returning our calls.

NEVER AGAIN.
Shit, I am thinking about just bringing my keys to the bank and saying ''to hell with it, it's yours'' at this point.

Damn. This is what I get for doing something with a capitalist motive. It's helll!

 

The reason it's a pain in the ass is because you're doing it wrong. I've had rental property in the past. They don't get to change the locks without your permission under any circumstances. As long as the rent is paid, the place isn't being destroyed and they aren't causing problems for other tenants.....the rest of that shit isn't your problem. What does she expect you to do about it? You have a purely business relationship with someone you've (presumably) entered into a lease with.

 

tell her to call the popo...you are a landlord....not a councilor........what do you care?....as long as you have first and last right?.....they both signed?....you have grounds to toss him out,no?

That sucks! Mia had an extended warranty on her system and each time something was wrong they some how managed not to cover it anyways.

This is true. However It is nearly impossible to kick someone out in Quebec - that being said, I was reading up on the ''régie du logement'' website tonight and it appears that changing the locks without my permission may be something serious enough for me to terminate his lease. I will call ''the government'' tomorrow and see what I can do.

That's right, they don't have the right to do it, but it's been done, and now even I don't have a key to my own condo. This may play in my favor though, because as described above, it would seem this is a big no no and potential grounds for termination of his lease.

That's what I was thinking too but I didn't know the terms of the lease. I've never had to deal with that but I wonder if you could call a locksmith, change the locks back and charge it to their deposit. It might be easy enough to call the guy and get a copy of the key too....with the point that you will have the locks changed again and charge him for it if he doesn't cooperate immediately.

 

I left him a message explaining his need to call me back as soon as possible to sort this out around supper time. it's almost midnight now and he hasnt gotten back to me. I'm pretty much ready to evict him. He was late on rent last month, tried to switch the electricity bill over to me, and is just generally sketchy. I just want a better tenant, basically lol.

It's a very nice place too. condo was brand new when I bought it in 2012.

 

He tried to switch the electric over to your name? Fuck that shit! I only had to evict one party but it took me a little time to do it. Maybe that's just the situation in my state. I had to have them served with papers, wait on a court date, then wait for the amount of time the court gave them to get out, etc. Of course, they aren't paying rent for any of that time. Then I had the down time of getting the place ready to rent again. So glad I don't have to deal with that shit anymore!

 

I would never be a landlord... fug that shit.
