Between Friday evening, last night and today....we have the entire house primed and painted except for one smaller room. I'm glad my buddy helped because the ceilings are a different color than the walls in each room and he made the edges look perfect (and easy). And I can move my toe a little more this evening but damn....this will take a while to heal.

Nah. It isn't broke. I thought I broke it last night but I've had my share of broken toes from martial arts tournaments. There would be different marks by now if I broke it and it would hurt a lot more right now. I've had this happen before too and it will take a little time to heal but at least it isn't broken. If I would have had my work boots on for doing work instead of slippers....this never would have happened.

    THIS!

That's exactly where I handed that professional painter his ass... It's called "cutting in". Cutting in is an art and a science and that guy was a hack. Although he thought what he was capable of looked "good enough". Several of his clients started asking if I could do it instead of him because it looked so much better in the rooms I cut in.

That did not go over very well... :D

This is also how I got roped into painting signs for the ReStore... Hopefully I won't have to be held to that this summer, the store has a new manager so I'm hoping since the paperwork has disappered about how much I was to do vs. the amount of items I got in trade. I hate painting signs even though they look great when they are finished.

@wizard... Glad to hear the toe is on the mend. I've busted a few and they hurt for years after that.

    ______________

On another matter... I'm having to read up on "adverse possession" (squatter's rights) in connection with that part of my property that farmer has been using. Sounds like I'm in the clear because he hasn't been using it for 21 years. (Ohio law) But the lady that owns the pond/property next door who now lives in Germany may be in a pile of shit with that guy. He's going around pulling this stuff all over this area and she's one of his victims. As was the previous owner of this place. He's doing land grabs in an effort to build a big wind farm for profit. I've nothing against wind power but this guy is a slimy scoundrel and is ignoring some basic laws about endangered species, (Indiana Bat and a few species of hawk/kestrel) landowners rights, and placement of said wind turbines. He's got all the money and power, and for me that just wants me to make him squirm in the dirt and fail all the more. I hate those type of guys with a passion.

Anyways... The lady that grew up here in this house, who now lives in Germany, may be selling that pond/property I found out tonight, which is useless to any potential buyer (zoning laws).... but the rich asshole farmer guy may already have "rights" to some of that land. She said they entered into a rental contract for him to farm part of that land, but he never produced the contract and never paid her a dime. That's how this guy works. I don't know yet how long ago this started... If it's more than the 21 years there could be trouble. She, and in a way I, could be adversely affected by this whole deal. Like I really need this aggravation. :dizzy2:

If I had money I'd love to own that pond... I'd hate to have that rich asshole farmer guy as a neighbor. His brother, the guy I've spoken to, is a lying sack of shit too.

But this summer, I need to reclaim my property and put improvements on it... lawngrass, trees, fencing, keeping it mowed etc. Not yet sure how I'm going to pull that off, but it's got to be done.

I guess I get to relax after I'm dead. :bomb:

    I hate lawyer speak.

Gotta inform that lady before she get's to involved in selling... Not to stop her from selling or anything, but she hasn't been around and doesn't know what's going on. Even that is going to be walking on eggshells.

Just thought of something else... anybody that wanted to look at that property has to cross mine or use my driveway.

    Fuck.

Yup. And if I remember correctly, he called the line itself the "cut edge". He was so perfect. I was pretty impressed. I watched him and noticed his technique for loading the brush with paint, the semi-circular motion he used near the edge and then how he sort of painted backwards to blend it with the wall. He did it all while holding a normal conversation with me. It's second nature to him. And....since he's one of my bandmates/best friends....I feel like he gave me a pretty good deal. I told him on Friday night to charge me whatever he thought was fair and then add 20%. I want him to feel like he made a few extra bucks on the deal. We paid for the paint but not the primer. His price to primer the whole house (except for the kitchen, bathroom and closets) and help us paint it all? $1200 including 20 gallons of primer. I assume he would have charged $1000 but I told him to raise the price 20%. I'm cool with that. I do tree work for him for free and make sure he has all the firewood he could possibly ever use but he needs the money more than I do so I'm happy to pay it and....I still feel like it was a great deal for me.

That means they have to get an easement from you. You don't have to let the farmer on your land.

    Edit....I'm talking about a buyer.

I meant to just look... in other words a prospective buyer and real-estate agent have to use my driveway to get there. As far as building anything on that property, it can't be done. Easements aren't allowed and there isn't enough street frontage for zoning to allow any buildings on that parcel. In effect it's land locked.

The farmer deal is a separate but involved issue. He pressured the previous owner into cutting a bunch of trees, clearing the land so he could plant soy. (I'm sure the wind farm was part of his long range plans) The deal was my property became Agricultural, and the previous owner got a tax cut because of this... They didn't get any money, just a statement that $XXXX was made every year and that allowed them to get the tax break. He also started to pressure the previous owner, now just a divorced older woman to lie to scientists about the presence of the endangered bats and keep them (scientists) off the property... They (bats) are here but if that was proven, no more wind farm. He basically had this lady living in fear. She would lock the gate and he'd cut the lock. They use my driveway to access the fields, mine and the lady's from Germany. In the mean time my property fell off Agriculture and I had to pay back three years worth of tax breaks... The guy has already screwed me.

She ended up losing the property for back taxes anyways and I entered the picture. After a survey I found out part of my land was being farmed. I posted my land and he ripped up the sign, the second year (last year) I caught the guy planting (the lying brother) and asked him what the deal was... He played dumb, didn't know what I was talking about until I showed him the property lines. Then he said "Oh, Mrs xyz told us to farm that so she didn't have to mow it"... I said, "I thought you said you didn't know"... He's sputtering now, so I told him about the trees they have killed with Roundup over-spray and how I didn't appreciate that and didn't want any more spraying. More sputtering. Then he says they are farming it for the guy 2 doors up the road. Well that guy has moved away and tonight I learn he was never involved anyways. Now that I know it's 21 years for squatter's rights they can't stop me from fencing my plot as it's only been 7-8 years. Satellite photos prove when the trees were ripped out. But I also have to make it look like I am doing something with it, ie. lawn/trees/fence/etc. Yeah I wanted to do something up there this summer, but now it looks like I have to do an instant makeover with no money to do so and time that needs to be spent getting firewood in and continue working on the house. I'm one guy, I'm a fucking gimp and I don't have the money for this.

He's still going to want to farm the other plots but has to use my driveway to get there, that means I have to continuously lock my gate and risk getting the lock cut, more posted signs torn down, etc. As I said, he's a rich sleazeball and doesn't give a shit about my rights as a new owner. Legally I can't stop him from farming those other plots, that's the job of the lady from Germany... But now she's wanting to sell. She probably doesn't even know about the 21 year deal for squatter's rights and may not even have legal rights to sell those plots he has farmed. He has no rights to the wild portions and pond, but can claim the fields if he has been working them that long. (since '89) The snowball keeps getting bigger and bigger.

(to clarify, lady from Germany was born in this house and grew up here. Her family sold in '89 to the owner that lost the house for taxes a few years ago and that's when I bought it.)

I just wanted a nice quiet place in the country... Not bullshit.

i really believe I would of stayed in the country wasnt for gypsy moth devastation. i really miss my house there, speaking of bats, the brick face would attract bats, . id hang the bug zapper on the trees a way from the house and the bats would cling to the house brick and fly off wicked like. some bats would get in the house. once bat died in gf tampon box. I rolled on the floor dying in laughter when she found it.

What a mess. In terms of your budget....a few bags of wild grass seed is pretty cheap. That should count for something. If you have the money to do it, I'd fucking bury this guy legally but it sounds like maybe your best course of action might be to start with a free consultation and see if you can go after him for all of your costs...including legal fees. I think some legal firms shy from this though because, even though they know they may be able to get it, they'd rather make sure they have you on the hook for it. Make some phone calls. Phone calls don't cost you anything. This is bullshit and I'd fight it tooth and nails.
