Defaulting on a mortgage is a matter of public record,so your city or county will have lists including the names of people in arrears, the lenders and the properties' addresses.Sometimes that information is available online, but you often have to go to the courthouse and search a computer database or read posted printouts. You'll pay to have the list e-mailed to you from www.Foreclosures.com or www.All-foreclosure.com and www.Foreclosureworld.net Drive by the property to check on structural integrity,if it looks good then pay for a full title search to find out if there are additional liens,or financial claims, against the property.Generally you'll buy properties at public auctions for 25 to 35 percent below market value. If you'll hold on to a property for at least a year befor selling you'd save 20 percent on your taxes when you sold because the asset would qualify as a long-term capital gain. The winning bidder must usually pay the full amount in cash or by cashier's check on auction day. There are no warranties or refunds, and you may have to evict the person who lost the title.
