yes 25 k is harsh, but when ya consider its a 3 mile drive up a forest service jeep trail to access it ,and the fact that it has abundant year round water,,it seems well worth it.. it truly is a must see to appreciate plot of land.. ill try an pull a topo up on it.. as far as a consortium,,id say it would have to be a minimum 1 acre per person,then those folks would have to share in the legal fees and surveying to get the deeds straight,.. as i said we could swing probably 300 k down payment and a mortgage on another 100 to 200 k..

The place in AR has endless potential for self sustainability. My vision would be to make it so self-sustaining that it runs itself, and I can just come and visit when I tire of the road. I see educational programs on sustainability; i.e. growing organic vegetables, raising timber for lumber, brewing bio-diesel, ect... being made available for students, elementary through college. (for fees of course) At the same time, executive business retreats with fishing and hunting for bonding among corporate titans would be available. This would be a big ticket item. Also as mentioned previously, Kansas has Waka, Tenn. has 'Roo, AR needs a big fest. The only problem would be getting the people to want to leave....it's sooo beautiful. BTW-HHB if you talk to the AR peeps, ask about if there is a water well. No mention of it is made and praps they are pumping water from the spring, in which case we need to know if it runs year round. In any event, I'll definatley partner with you on AR, if ya need one.
For what ever it's worth, It IS INCREDIBLE. My brother (actual brother, not just friend) grew up in the Ozark Mountains. Him & his wife now live in Key Largo, have had 3 sons born in the last 5 years and are looking to maybe return to the mountains. He has visited and looked at the place. Yeah, I've seen most of them. There's a bunch posted. I've seen enough of them to know that this place is no joke. The inside of the house and cabin show a craftsman's touch in all of the woodwork that's there. The auction description states that there is no drywall anywhere in the house. I'm ready to road trip out there anytime, if we have serious people with adequate resources to make a purchase happen. At $1k/acre, land value equals $137k Add $300k for improvements like....roads, level building sites, two complete off-grid homes, 6500 watt veggie oil diesel generator, 2200 watts solar with batteries and a phat inverter/controller...I saw one like it close up once, it's a nice one that he's got there on this property. Then there's the fruit orchard, and raised beds, barn and root cellar. Around here those improvements alone are worth more than $300k, and he's asking $438k total.
