How Much Is Real Estate In Amsterdam?

    Well I'm in college to become a teacher right now and teachers do get summers off and wouldnt it be great to spend my summers living in Amsterdam? Yes it would. How much would a real small place cost...plz not the Euro price please put it in dollar amount. Thx.

    First, the "official" answer. Rent control in this city is horrendously bureaucratic (and probably does very little in the way of providing cheaper housing). A lot of cheap housing is subject to a government imposed price ceiling. This makes it unattractive for private landlords to provide cheap(ish) housing, so semi-governmental public housing societies ("woningcorporaties") mostly fill this niche. Because the prices are artificially kept low, there are waiting lists, and also in the city of Amsterdam proper a landlord will need a "huisvestingsvergunning" (housing permit) to be able to rent out a cheap appartment. To get such a permit, you need to have below a certain level of income, and proof of social or economic binding to the greater Amsterdam area. Housing permits are not required in the South-East borough (stadsdeel Zuid-Oost), or in cities surrounding Amsterdam proper, such as Amstelveen and Diemen. Also, rent control is less of an issue for more expensive appartments and houses, because there is some cutoff value above which it does not apply.

    That said, in practice, the situation need not be so dire. If you are not going to actually work here, stay away from the public housing societies and their waiting lists. I suggest you try out kamernet at http://kamernet.nl/dsp_english.php . ("Typical accomodations advertised with us are rooms in a rooming house, small apartments and studios, often times in downtown locations near the universities or colleges.") This is where a lot of Dutch college students find places to live.
