Looking for business partner to do music festivals

What I have: great site for a music festival, experience in the music industry, and a ten year history of attendance at parties for which I didn’t charge.
What I need: someone who has some money to invest (investment will be secured by real estate ~ $30k) and someone who is capable and willing to be fully involved in the endeavor.
Anybody interested? I’m in Virginia.
