How To Tell A Woman I Don't Want Sex Yet!

This is totally to get women's perspective on this. Guys if you had any similar experience, sure.
So a little back story. Known this lady for over 2 years. We had love for each other but I was in a committed relationship and so was she. 2 years later, both our relationships are broken and we plan to be together. Now for the fun part. She's living in another mans house with her kids ATM. I can't move her into my place for another 4 months as my dad is living there and I'm looking after my mom(long story) now the fun part! We both love a lot of sex, we love each other and she's been hinting she really wants to sleep with me. But she's living with another man and I don't want to complicate the situation further as sex generally does not until she lives with me. She's under a lot of stress with the asshole she's living with. My question is! How do you tell a horny woman you want to wait?? Probably rare a woman gets turned down for sex. Don't get me wrong, I want to f*ck her brains out all night long lol but well umm yeah. Tips?? Or am I stupid?? Thank you in advance.
